Legal or Not? How to Check a Basement Suite in Calgary

· 2 min read

Basement suite kitchen and living area

A basement with its own kitchen and entrance isn't automatically a legal secondary suite. In Calgary, a legal suite has the proper permits, has passed City inspections, and is listed on the City's Secondary Suite Registry.

How to check in minutes

  1. Search the address on the City of Calgary's Secondary Suite Registry map.
  2. Look for the registry sticker, usually posted near the suite's entrance.
  3. If the address isn't listed, treat the suite as unregistered until proven otherwise.

Why it matters

  • Safety: legal suites must meet fire separation, egress window and smoke alarm requirements.
  • Renters: a registered suite gives tenants confidence the space is safe.
  • Buyers: an unregistered suite can affect insurance, financing and how a lender counts rental income.
  • Owners: unpermitted work can create problems when you sell.

Bringing a suite up to code

If your suite isn't registered, it can often be legalized. The usual process is an assessment, permits, upgrades (often fire separation, egress windows and interconnected alarms), inspections, then registration. Calgary is waiving development permit and registry fees for suites being legalized until December 31, 2026.
