Hiring a Contractor in Alberta: 7 Questions to Ask Before You Pay a Deposit

· 2 min read

Homeowner and contractor reviewing renovation plans together

Choosing a contractor is the biggest decision in any renovation. Before you sign anything or pay a deposit, ask these seven questions.

1. Are you licensed to take a deposit?

In Alberta, a contractor who takes payment before the work is done generally needs a prepaid contracting business licence. That licence comes with financial security that helps protect homeowners. Ask for the licence number and confirm it with Service Alberta.

2. Are you insured and covered by WCB?

Ask for proof of liability insurance and a WCB Alberta clearance. If an uninsured worker is injured on your property, you could be exposed.

3. Who pulls the permits?

Your contractor should handle permits and inspections. Be cautious if anyone suggests skipping them to save time or money.

4. Is the quote itemized?

A line-by-line quote shows exactly what's included: permits, drawings, materials, labour and cleanup. It's also the only way to compare quotes fairly.

5. What's the payment schedule?

A reasonable schedule ties payments to completed milestones. Be wary of large upfront payments, cash-only requests or pressure to pay quickly.

6. What's the timeline, and what could change it?

Ask for a realistic schedule, including permit approval time and long-lead items like cabinets or windows.

7. Can I see your work and talk to past clients?

Look at real project photos and ask for references. Online reviews help too.
